Average Residential Sale Price VS. Median?- `5 U+ w) {+ X8 M
Median and Average Sale Price are different ways of calculating a statistical average.4 q3 H( }4 \" o; w4 A. W7 L& y

Average Residential Sale Price is the arithmetic average of a set of numbers otherwise known as the "mean". To calculate the this form of average, take all the numbers in a set and add them together then divide by how many numbers there were originally (example below).7 d, [8 m# n1 a2 B+ o( F

Average Residential Sale Price information can be useful in establishing trends over time, but does not indicate actual prices in centres comprised of widely divergent neighbourhoods or account for price differentials between geographical areas.

The median is another common way to calculate the average of a set of numbers. If you were to line up all numbers in a set from lowest to highest, the median would be the price that has as many numbers above it as below it (example below).$ E* d7 ^9 J2 X8 I+ B$ z0 n
K- R9 @, L3 Q& D! iMedian is a much better way of calculating the average sale price in a market that has large differences in price since it is not affected by several high or low priced homes which can skew the mean average sale price incorrectly.6 n' E' l8 }0 R. V7 \4 C

As you can see there can be a huge difference in the outcome of the statistical average depending on the method you choose to calculate it. 我知道你还有个救命的稻草,中值,平均值只能反映一个方面。你不能就一个指数就能判断下跌或上涨。最起码8月份的价钱是平稳的,不涨也不跌。
