你的直觉如果能正确就直接去炒外汇或期货,靠房子太慢了。

搂主的话题容易令人误以为是关于炒楼,所以量子才直接了断的给你忠告.相信现在进货的买家大多并不是抱着你所说的那种投机心态,所以你不用过分担心.

# O9 n; h; z5 g# A: JThe calculation is completely wrong. It Increased around 300% -500% based on the down payment for those investors. I know a lot chinese investors who bought houses just for trading rather than living. Be careful for buyers! A lot of investors want to trade with you at present time.( d- g. M1 e  N6 o5 ~8 K" L5 g

I'm prety sure that less chinese family can afford $400,000 house. Be patient to wait until those investors want to sell houses at lower price (because they can not hold too long, however the buyers can wait as long as they can).

I am just curious that how many chineses, who bought more than 3 houses,  you know? I really don't think that the number can be more than 20. * q. v; P1 j) E5 n
If you go to a show home and stay for 30 minutes, you will see many more other people than Chinese go there. What I want to say is that most of the 3 R- E" U" L2 ?: K. g
buyers are white people, black people, Indian people, not Chinese. Check the MLS, on the southwest area, only around 10~20 new houses were on sale
& u( p: W4 P: ~5 feveryday, some of them have already been there for several weeks. Not many choices. ( A$ u& `; m. O4 {; v
I still think, if people want to buy house for their own family use, go to the market. Don't wait for some future correction. Because nobody knows whether
8 l5 i! |; {- [' R7 Xthere will a correction come. If there is, how much is still under question. But if there is not, you know what it means.
; q( a4 [4 x8 a' d* L* _Just according to the situation here, now, more people are coming for the jobs. They need houses to live. And we also can imagine that many people have
, P- k& H1 o" R2 A& ~already got the offer from a company here or there, in Alberta. They will gradually come for another 6 monthes, at least. And so many reports related to   @* ]3 V" {, C! k" d: b
government's plan to solve home shortage situation have been writen. Under this condition, do you really think that a correction (5~10%) will come? I really ' J5 c: }6 t' i
doubt.

, `( o4 s7 x5 [8 _If you didn't do survey, you should say like this. My new landloard, who is a real esate guy, told me that most of buyers are landed immigrants and most of them are chinese. My new landlord she has 3 houses, two of that were just bought this year. She told me that she got $700,000 loan from bank. She think the price will go up next year and want to sell two houses anytime if she can earn at least $70,000 for each one (anyone want, please let me know, I can let her contact you). My old landlord is also chinese who has his own house in the south and just bought two houses this year. Last month he sold one at $23,5000 and earn $60,000 in 6 months. Those are typital people that I know since I came to edmonton in April.
