Sherwood Park News — As Alberta’s economy continues to boom, Sherwood Park’s house prices are rising to heights never seen before.
2 q" P/ t8 N3 L+ Y. A2 N$ x* r' aIn June, the average price of a house in the Park was $350,000, according to the Edmonton Real Estate Board, which is a jump of almost $75,000 from last June’s average of $276,000.
' W0 b4 B3 r0 M  r7 b, W! u“I’ve never seen numbers like this before. It’s nuts,” said president of the board, Madeline Sarafinchan. “The biggest factor is the economy. There is a great deal of confidence in it.”
  ~+ c. p3 P6 c: x" l( E" fAnother reason for the high prices, is the basic idea of supply and demand. With very few houses on the market compared to years past, the demand is reaching new heights." A* L# F7 U) T3 Z0 n" Q9 Q
Sarafinchan says 74 per cent of the houses sold have had multiple offers put on them, which is staggering. The bidding wars often lead to sales several thousand dollars over the original asking price.- L& K, G; r! N3 C6 I/ |
In 2004, the average house price in Sherwood Park between January and June was just $232,000. In 2005, that number jumped over $30,000 to $255,000. This year that number is up $65,000 to an average of $320,000.' [) Z$ j4 a$ P* m
Sarafinchan says people are attracted to Sherwood Park because of its large industrial tax base and its convenience to Edmonton.5 x7 ?" B# j# A2 t& m* M& k
She says the market has become very strategic since prices started escalating rapidly. Before, if a seller wanted to move in August, the house would be listed in April. Now, they’ll wait until July so they can as much as they can for their property.
: g) O$ e( X# c" V; |" X* UIt’s a great market for sellers, but it makes it very difficult for buyers, she said.
, G0 r& l" o& s' N“What realtors have to do is flag in the computer what their client wants and as soon as something comes up, get there as soon as possible.”1 T) l+ L* ]5 W6 E
She says one of her clients has to completely put her life on hold every time a potential house comes up for grabs. She drops everything to go look at a house.. J% e: x! o2 |0 E" e
The market is even more troublesome for first-time buyers.
# a1 `$ T$ r' x7 X“They now have to look for things like condos and mobile homes when before they could have looked at small houses,” she said.
& o% _9 O% f# ?+ R! fBut despite the increasing housing costs, Sarafinchan says Edmonton is still playing catch-up with other Canadian cities. It is ranked 10th behind major centres like Calgary, Vancouver and Toronto.

凭感觉, 房市在明显减速. REALTOR报告预测高价房还有两三个月的缓慢涨幅. 从十月开始, 应有一段时间的停滞或缓慢回调. 低价房还有一波冲刺.
$ f/ W: U; Y3 d8 j1 n, @$ \3 B但实际上, 高价房已经进入回调初期. 一些房子还在微涨, 另一些房子微降. 尽管上市房子不多, 但成交量却在降低. 观望情绪浓重.

这种事情,一一道来得话恐怕要从各种数据来分析,那可就是太长的故事了。0 t: V4 C+ |+ v) ?# Z

! p* r. k# ]# l0 x# ~' L房价涨还是跌,是仁者见仁智者见智的事情。" P* _: T2 b) |+ Q

: _) j. v; a' H; P0 h* w" L但这个涨势还是跌势,我的观点和十年一样。, z8 F; ?2 I5 L5 B) j) v6 y1 J' e
) n: c" u7 J3 ~8 Q' f
每年的9月份,房价都有一个小幅的调整,但是,我不认为今年会是一个下降幅度的调整,只能是涨幅相对于8月份小了一些而已。

' z" T  ?) T& h- Y% ^, r9 h如果期望今年9月份调整的时候再买房子的话,包里的银子一点都没有节约。  }% w# `$ @9 D- {, N5 g

: ?; X) n5 K' i- r就拿我上市的那个小房子来说,有人认为价位很高了,但是就在已经卖了4天了得今天,还有十几个,20几个经纪人打过电话来要求看房子(因为信息更新慢,还在显示active,我都没有时间一一回复他们的留言。

所以,观望的很多,下手的也不少。各有所为吧。

今天,我一个朋友,在卡城爱城投资了5个房子(目前一个50几万的房子在建),他告诉我,现在卡城房价已经开始下跌(我想他天天观察)。朋友们,看来醉酒的预言开始了。+ p7 L& {, k, _4 S7 I
