应当先付Mortgage? 还是先买RRSP?

首先,我的直觉是尽量先付Mortgage,但很多人写文章说应该先买RRSP。我以一万块钱为例做了个简化的计算,好像也是如此:

如果买RRSP:$ x& E* n* N# H! D

1万元现金,30年。假设买RRSP那一年退税,计3000元,也进入RRSP帐户。

就是说你在30年后,这两种方式都有房子,并且先买RRSP1万元,可以多得一笔钱,就是以上表格中的数目。

: G% ^1 g& C5 f6 u/ j! ^似乎看起来先买RRSP的受益远大于先付房贷。我觉得肯定有问题,但一直找不到答案。

今天我和同事狠狠地讨论了一下,好像结果不是那么直接,变量也不止这些。一些极端地例子更是置我的计算于死地。

. @* d3 D; P9 ]我目前的观点是我至少漏算了一个东西:' W: ^2 r" I* N7 W
# W: ]" a* Z4 }  z1 ~* O' C
由于第一次付1万元,所带来的每月需支付金额的减少,就是说如果我多付1万元首府,每个月可以少付些钱,大约是66.53,为方便计算,我取66元每月。 最简单的方法是零存整取进入RRSP帐户(ingdirect.ca 有计算器),66元每月存30年,同样的年收益算,本息共计:( ]6 U; r9 W* m

投资受益7%:804527 F8 p4 C$ R7 I+ Z' r# e& d' X
投资受益8%: 98297

再加上节省的利息13950,30年后共计在以上不同受益率下分别是80181,94402, 112247, 134713和163073.

, p; @, R' b* K8 C" X0 X那么与表一比较来看:  q3 H' o2 r- t, n% ^
退税率: 30% 38% 43% 先付房贷的方式可得

从以上的简化计算表格看,如果我觉得7万以上的收入,年投资复合受益达到6.5%以上还是先买RRSP比较划得来。

It's all about opportunity cost. The cost of mortgage if it is own primary resident, you have to factor in the cost of marginal tax rate paid on interest. However, with RRSP, the cost on tax saving  will be offset later when withdraw, however, the compounding interest on the unpaid tax can be advantage. The amount is very much determine by the ROI and the interest rate for mortgage.) ~/ U1 O) ~7 {; h4 x# J

I think you should contribute to rrsp until your taxable income falls into the lowest tax bracket, and then use the tax refund to pay down the mortgage. If your income is still too high after reaching your rrsp limit, consider contributing to a spousal account if your spouse earns much less than you do. Just my $0.02.

Basic,you can get benefit from buying RRSP for the tax refund $3000 and related accured interest, which may contribute higher earnings even with lower interest rate. However, there're no free lunch, RRSP may be one issue to make your income higher after retirement, then you can't enjoy much benefit from the government when you're old, such as Old Age Security, etc.  Also, there're other issues related to the topics depending on case by case basis. I support your argument: 如果我觉得7万以上的收入,年投资复合受益达到6.5%以上还是先买RRSP比较划得来。9 q- E+ H6 H& Q3 l8 f5 v
